Book a free chatElephant Advisory helps Melbourne property investors with tax on rental income, negative gearing and capital gains, investment and SMSF loans, and a long-term property plan. Your accountant and broker work from the same numbers, which matters more with the negative gearing and CGT changes starting 1 July 2027.
What gets hard for property investors
2027 tax changes
From 1 July 2027 negative gearing on established homes is limited and the CGT discount changes. How you buy now matters.
Structure
Personal name, trust or SMSF each change your tax, borrowing and estate position.
Borrowing for the next one
Each property changes what the bank will lend for the next. Without a plan, portfolios stall.

Questions property investors ask us
What changes for negative gearing in 2027?
From 1 July 2027, losses on established residential properties bought after 12 May 2026 can no longer be offset against other income. Properties held before then, and new builds for the first investor, are treated differently. Speak with an accountant about your situation.
Should I buy an investment property in a trust?
It can help with asset protection and distributing income, but it affects land tax, borrowing and losses. Our accountants and brokers look at it together before you buy.
Can my SMSF buy property?
Yes, through a limited recourse borrowing arrangement and within strict rules. We help with both the fund's accounting and the loan.
Why use one firm for tax and lending?
Because the loan structure affects your deductions and the tax result affects what you can borrow next. Planning them together avoids costly fixes.
