FAQ
Let's clear a few things up.
No jargon, no runaround - just honest answers.
Can my SMSF borrow to buy property?
Yes, through a limited recourse borrowing arrangement. The fund can borrow to buy a single asset, which is held in a separate holding trust until the loan is repaid.
Can I live in or rent a property my SMSF owns?
Not a residential one. Members and related parties can't live in or rent a residential property owned by the fund. Business premises are different: your business can lease commercial property from the fund at market rent.
Can SMSF borrowing pay for renovations?
Borrowed money can't be used to improve the property. Repairs and maintenance are generally allowed, and other fund money can sometimes pay for improvements, as long as they don't turn the property into a different asset.
How much can an SMSF borrow?
It depends on the lender, the property and the fund's balance and cash flow. SMSF loans usually need a larger deposit than standard home loans. We'll show you real options once we understand your fund.
Do I need advice before buying property in my SMSF?
Yes. Whether property suits your fund is a financial advice question. We arrange the finance and work alongside your accountant and financial adviser.
