Bridging loans to buy your next home before you sell.
A bridging loan lets you buy your next home before you sell your current one. The lender funds both for a set period, usually 6 to 12 months, and once your old home sells, the proceeds bring it back to a normal home loan.

Our Values
Bridging finance with values that actually mean something
From the first numbers on peak and end debt to the day your old home sells, here's how we look after your move.
01
SAVINGS FIRST
We check whether you need bridging at all. A longer settlement or selling first can save thousands, and we'll tell you if that's the better path.
02
ASSESSMENT
Every bridging plan starts with your peak debt, your end debt and a realistic sale price and timeframe for your current home.
03
VARIETY
Bridging policies vary a lot, from how long you get to whether interest is capitalised. We compare options across our 60+ lender panel.
04
END-TO-END
From the purchase to the sale and the switch to a normal home loan, we manage the whole bridge so nothing falls through the gap.
05
SUPPORT
If your sale takes longer than planned, we talk to the lender early, not after the bridging period runs out.
TOP LENDERS WE WORK WITH

As a mortgage broker, we are governed by our 'Best Interest Duty', which ensures that we are looking out for you, your needs and goals versus a banks bottom line.

What we help with
Bridging loan services that get you into your next home.
From the first numbers to the day your old home sells, we handle the finance side of your move.
01
Peak and End Debt
We work out what you'll owe while you hold both homes and what's left once you sell, so you know the final loan fits your budget.
02
Lender Comparison
Bridging terms differ: 6 or 12 months, capitalised interest or monthly repayments, and how your home is valued. We compare them across our panel.
03
Application and Settlement
We prepare the application, coordinate valuations and manage both settlements, so your purchase and your sale line up.
04
Building Your Next Home
Building? A bridging loan can let you stay in your current home until the new one is finished, usually with up to 12 months to sell.
05
Alternatives Review
Sometimes a long settlement, a deposit bond or using your equity is cheaper. We show you the options side by side before you commit.
06

FAQ
Let's clear a few things up.
No jargon, no runaround - just honest answers.
Peak debt is the total you owe while you own both homes. End debt is what's left once your old home sells and the proceeds come off. For example, owing $300,000 on a $1 million home and buying for $1.3 million gives a peak debt of about $1.67 million with costs, and an end debt of about $695,000 after the sale. Lenders mostly care that you can afford the end debt.
Usually up to 6 months if you're buying an established home, and up to 12 months if you're building. Some lenders offer more; it depends on the lender.
It depends on the lender. Many capitalise the interest on the bridging portion so you don't pay it monthly, but it still adds to your debt. Some require repayments on both loans.
The rate is only part of it. The real cost is interest on the peak debt for every month your old home is unsold: on $1 million of bridging debt at around 7%, that's roughly $5,800 a month. Bridging rates are often a little higher than standard variable rates, and there are application and valuation fees plus stamp duty on the purchase.
Talk to your lender early. Some will extend the bridging period; others will expect a price reduction or start charging higher repayments. That's why we set a realistic sale price and timeframe before you commit, not after.
It can be if your current home will sell readily and the end debt fits your budget. If the sale is uncertain, selling first or negotiating a long settlement of 90 to 120 days is usually safer.
